Timber Sky

Stats

What: Master Planned Community

Where: Flagstaff, AZ

When: 2022

More: 196-acres, International Dark Sky-compliant

The Project

Unspooling across nearly 200 acres, Timber Sky combines 39 acres of high-density residential, 35 acres of medium-density residential, 100 acres of single-family residential, 10 acres of commercial services and 14 acres of public open space. Most important, Timber Sky features approximately 100 units reserved for “workforce housing,” sold at or below the area’s median income level.

The Problem

Hemmed in by national forest and state-owned lands, Native American reservations and towering mountains, Flagstaff has a scarcity of buildable space, leading to a lack of affordable housing. Vintage worked with the City of Flagstaff to have this project annexed in from neighboring Coconino County, delivering much-needed residential growth to this famously housing-crunched city.

The Solution

Besides adding an all-new Master Planned Community to help relieve Flagstaff’s housing crisis, Timber Sky features dedicated units for residents who qualify for the Low-Income Housing Tax Credit (LIHTC), and made permanently affordable through a land trust program established in partnership the city of Flagstaff.
